Chapter 12 - An Unwelcome Proposal

The atmosphere in the foundation’s main boardroom was tense the following morning. Sunlight streamed through the floor-to-ceiling windows, illuminating the blueprints of the therapy center, but the warmth of the previous day had entirely evaporated. Evelyn sat at the head of the heavy oak table, staring at the thick legal dossier Arthur Sterling had delivered by courier at dawn.
"He’s threatening to invoke an obscure eminent domain clause," Marcus Vance explained, pacing the length of the room. "Sterling's consortium claims that the city desperately needs this land for a high-density medical research complex. They are arguing that our park and therapy center, while noble, do not maximize the economic or public utility of the thirty acres."
Noah sat beside Evelyn, his crutches resting against his chair. His jaw was set in a hard line.
"Can they actually do that, Marcus? Can the city force us to sell the land?" Noah asked, his voice steady despite the anxiety gnawing at his stomach.
"It’s a stretch, but Sterling has incredibly deep pockets," Marcus replied, sitting down and rubbing his temples. "He’s hired the most aggressive lobbying firm in the state. They are going to pressure the zoning board to re-evaluate our charitable land-use permits. If they succeed, they could force a mandatory buyout."
Evelyn slammed the dossier shut, the loud smack echoing in the quiet room.
"I will not let some corporate vulture pave over Daniel's legacy," she stated fiercely. "This land was consecrated with our family's tears and built from the ground up for children who have nowhere else to go. We are not settling. We are not selling."
"I completely agree, Mom," Noah said, leaning forward. "But if Sterling wants a war, we need to know exactly who we are fighting. Who is backing this consortium? Development projects of this scale require hundreds of millions of dollars."
Marcus opened his laptop, his fingers flying across the keyboard.
"That’s the troubling part. Sterling is just the face of the operation. The real money is coming from an anonymous offshore holding company called Vanguard Holdings. It’s a ghost corporation. Layers upon layers of shell accounts."
"Find out who is at the bottom of it," Evelyn ordered, her eyes narrowing. "Sterling knew exactly which buttons to push yesterday. He knew about the fire. He spoke with a personal malice that goes beyond mere business. Someone is directing him."
"I'll put our best private investigators on it immediately," Marcus promised. "But in the meantime, we need to brace ourselves. Sterling isn't going to play fair. He’ll try to drag the foundation's name through the mud to turn public opinion against us."

Noah looked at the statue of his father visible through the window.
"Let him try," Noah said quietly. "We survived the fire. We can survive Arthur Sterling."
