Chapter 7 - The Father's Shield

The following morning, Sarah Vance arrived at my room carrying three heavy leather binders. She pulled up a chair beside my bed, opening the first binder to reveal a series of stamped legal certificates bearing my father’s official seal.
"I spent the night reviewing your father's personal estate records," Sarah began, setting her gold pen on the table. "Julian thought he could trap you by forcing you to sign a quitclaim deed to Hawthorne House. What he didn't realize is that your father was ten steps ahead of him."
I frowned, leaning forward carefully. "What do you mean?"
"Three months before he died, your father established the Hawthorne Family Trust," Sarah explained, tapping her finger on a blue-stamped document. "He transferred the title of the house directly into the trust. You are the sole living beneficiary, but you are not the legal trustee until you reach thirty-five years of age—or unless certain extraordinary conditions are met."
I stared at the paperwork. "So even if Julian had forced me to sign those deed papers at gunpoint..."
"They would have been completely invalid," Sarah said with a sharp, satisfied smile. "You don't personally own the house right now—the Trust owns it. A quitclaim signed by you would have been worth less than the paper it was printed on. Julian spent six months bullying you for a document that carried zero legal weight."
"Why did he keep pushing so hard then?" I asked, remembering the endless arguments over dinner. "Why was he so obsessed with getting my signature on those extra financial schedules?"
"Because those schedules weren't property deeds, Elena," Sarah revealed, opening the second binder. "Julian was trying to get you to sign a personal guarantee for a two-million-dollar commercial loan against your father's estate. He wanted to use Hawthorne House as collateral to bail out his failing construction firm."
I closed my eyes, absorbing the depth of his betrayal.
Julian hadn't just tried to take my home. He had been planning to leverage it to the hilt, default on the loans, and let the bank foreclose on my family's legacy while he walked away with millions in clean cash.

"We wait for the police to review the footage," Sarah replied coldly. "And then we destroy him in court."
