I forced myself to keep reading Arthur’s letter.
Recently, David asked me what would happen to this estate if I passed away before you. I made a careless, stupid remark. I told him that one day, the house would be his, and that he needed to start acting like a man who could take care of it. I meant 'someday' after we were both gone. I meant he needed to grow up.
But I know David. He hears what he wants to hear. I fear he heard ownership. I fear he believes it is already his.
Eleanor, you spent your entire career making the hardest decisions in the world because people trusted your unshakeable judgment. I would never, ever ask anyone to take that judgment away from you. Especially not our son.
If he tries to take the house... stop him. The blue ledger explains the rest of the Beacon Point mess. Find it before he does.

Arthur.
I lowered the letter to the desk. The silence in the guesthouse was deafening.
Arthur had known. He had seen the greed growing inside David like a tumor, and he had tried to leave me a warning. But where was the blue ledger?
I frantically searched the wooden box, tossing the other envelopes aside. Nothing. I pulled open all the desk drawers. Empty. Evan had been turning this room upside down for a reason. David knew the ledger existed, and he knew it contained something highly explosive about Beacon Point.
I turned Arthur’s letter over. On the very back, scribbled hastily in pencil, was one final sentence.
Ask David about the original deed to Harbor Point.

“Harbor Point?” Sarah asked, reading over my shoulder. “I thought the company was called Beacon Point.”
I stood up, gripping my cane so tightly my knuckles turned white. “It was. Harbor Point is the name of the land this very house sits on.”
